How to Sign a Rental Lease Online Without Printing

Finding an apartment is stressful enough without the hassle of printing a 15-page lease, signing every page, scanning it, and emailing it back. If your landlord sends you a PDF lease, you can sign it electronically in minutes and return it without ever touching paper. Electronic signatures on residential leases are legally valid in all 50 states under the ESIGN Act and UETA.

Are Electronic Signatures Valid on Leases?

Yes. Residential and commercial leases are standard contracts, and electronic signatures are legally binding for contracts in the United States. The ESIGN Act specifically covers rental agreements. Some state laws add minor requirements, but no state prohibits electronic signatures on leases. If your landlord insists on wet signatures, it is a preference, not a legal requirement.

For Tenants: How to Sign Your Lease

When your landlord sends you a PDF lease, open it on your computer or phone. Read every page carefully before signing. Pay attention to the rent amount, security deposit terms, lease duration, pet policies, and any clauses about early termination or rent increases.

Add the date next to your signature. If the lease requires initials on each page, add small text fields with your initials on every page. Download the signed PDF and email it back to the landlord.

For Landlords: How to Send a Lease for Signing

When to Use Wet Signatures Instead

Some mortgage lenders or property management companies may have internal policies that require original signatures, but this is a business decision, not a legal one.
